Description of the pub

The Old Chequers Inn is a warm and friendly pub situated on the bank of the river Lymn, in the village of Croft, five miles from Skegness. It is a listed building and believed to be the oldest inn in Lincolnshire. Surrounded by open countryside, this is truly a country inn well worth a visit. In the winter there is a roaring fire and in the summer, there are plenty of areas to sit outside.

At the rear of the pub is a caravan park and houses up to 35 static holiday caravans. Caravaners are a key part of the pub trade and incentives will be offered by the Brewery to maintain key relations with the caravan park.

The living accommodation consists of two bedrooms, large living room leading to an office. Bathroom fitted with bath and shower.

Brief description of the present trading environment

The pub consists of a bar and separate dining area decorated to a good standard and in keeping with this traditional Inn. The catering kitchen is a good size. Externally the pub boasts a large beer garden and ample parking. The caravan park plays a crucial part of the success of the Old Chequers.

Business agreements available     

This pub is available on a 3 year renewable secured tenancy (i.e. automatically renewable). This pub can be let on a standard tenancy arrangement of a subsidised rent and standard pricing, or a Profit Partnership Plus arrangement with preferential pricing with the rent adjusted accordingly.  The rent payable has been adjusted to reflect the full support the new tenant would need to give to the Caravan Park
