Description of the pub
The Red Lion is a superb pub situated on a busy coastal road between Skegness and Mablethorpe. The pub is very seasonal and although it has a good local trade is well positioned to take advantage of the passing holiday traffic. It has an excellent food offer in place which draws local customers and holiday makers from the area. With the right operator on board there is potential to develop the business using the outside decking area and children’s playing area.

The living accommodation consists of a lounge, two bedrooms, bathroom and kitchen.
Brief description of the present trading environment
The pub comprises of a small bar which services the pub/restaurant, good quality catering kitchen, small cellar and food store/office. There is also a large car park at the side of the premises, an outside decked drinking area and there is a large lawn with a children’s play area. During the winter months we reintroduce the pool table and darts board so teams can be accommodated.
