The Old Chequers Inn is a warm and friendly pub situated on the bank of the River Lymn, in the village of Croft. It is a listed building and believed to be the oldest Inn in Lincolnshire, boasting many original features including open fires and low beams. The Inn offers a public bar area has an open fire with 16 covers and a 30 cover restaurant with feature log burner. Externally there is ample car parking, as well as a large grassed beer garden with picnic tables.

At the rear of the pub is a caravan park which houses up to 35 static holiday caravans, with additional land for tourers. Caravaners are a key part of the pub trade and incentives will be offered by the Brewery to maintain key relations with the caravan park.

Croft is a small residential village situated just 2 miles north-east from Wainfleet. The market town of Wainfleet has its own post office, food store, pharmacy and veterinary practice. Alternatively, 4 miles north-east of Croft is the popular seaside resort town of Skegness. Here you can find primary and secondary schools, large supermarkets, banks and the usual high-street shops.

Brief description of the present trading environment

There is a good sized, fully equipped catering kitchen, which should be fully utilised to capture the food trade opportunity with a value dining offer. The pub is divided into 3 trading areas, with a traditional bar and restaurant and a lower lounge which could be used for tea/coffee and serving caravaners outside of normal hours. Outside there is a car park for 15 vehicles and a grassed beer garden with a feature pergola. The caravan park is run separately from the pub, however the Brewery intends to introduce incentives and joint marketing initiatives to enable the pub to maximise the benefits of the caravan park and vice versa.

The cost of taking the pub on is £8,683.10, plus stock at valuation, valuation fees and working capital.

Business agreements available

This pub is available on a 3 year renewable secured tenancy(i.e. automatically renewable). This includes a supply agreement for all wet stock. The Profit Partnership Plus tenancy agreement offers highly discounted Free Trade Cash and Carry Pricing.

For the duration of the term of the agreement and subsequent agreements if renewed, there are no rent reviews.

The rent payable has been adjusted to reflect the full support the new tenant would need to give to the Caravan Park
