The White Hart is an attractive detached building, which is situated on the main Boston to Spilsby Road (A16) in the expanding village of Sibsey. The pub consists of a single bar servery with an open plan trading layout. This consists of a public bar, dining area with approximately 30 covers and function room, which is currently used as a pool and sports room. There’s a small but well-equipped trade kitchen with preparation area and to the rear of the pub is a large car park, with a fenced in beer patio.

Details of facilities in the neighbourhood
The picturesque village of Sibsey is 4 miles from Boston, on a main bus route to Spilsby. There have been several new housing developments, with more planned and the White Hart remains the only pub for many miles. The village has an excellent pre-school and primary school, a shop, post office and a bowling club. Visitors to the village often visit the working Trader Windmill, situated less than a mile from the pub. The village population is just over 2,500 and St Margaret’s Church dates back to 12th Century. 

Brief description of the present trading environment
The White Hart has an open plan trading layout, divided in to 3 separate areas. At the front of the pub is the dining area with approximately 30 covers and an open fire. To the middle is the bar, with wooden flooring and bar servery and to the rear is a separate function room, currently used as a pool/ sports room. There are ladies and gents toilets, along with a disabled toilet. The pub also has a trade kitchen with a preparation area, which is small but very well equipped. Externally there is a car park for approximately 30 vehicles and a fenced beer patio with benches. 

The cost of taking the pub on is £7,754.95, plus stock at valuation, valuation fees and working capital.

For the duration of the term of the agreement and subsequent agreements if renewed, there are no rent reviews.
