The Woolpack stands in the midst of a recently regenerated area, with warehouses converted to desirable luxury apartments and other new build houses and apartments. To the rear of the pub is the Playgoers Theatre, which brings trade to the Woolpack, and the nearby River Ludd has walking and cycle paths, stretching as far as Cleethorpes. Consequently the pub is home to dog walkers and cyclists. Nearby there is a nursery, a primary school, as well as Monks Dyke secondary school and the town centre shops are a 10 minute walk from the pub.

The Woolpack is a very popular community pub, serving customers of all ages from Louth, as well as the local residents. Food is served throughout the week and the drinks offer features; coffee, 5 cask beers and a cask cider, alongside a wide selection of wines and spirits, especially gins. The trade kitchen has all the necessary equipment to serve a full menu and the pub is also well known for its community events, ranging from charity bike rides to beer festivals. Teams also play an important part in the pub trade, having both a pool and darts team. Due to recent works to the surrounding trees, sunlight hours have been increased for the beer garden.

Business agreement available

This pub is available on a 3 year renewable secured tenancy (i.e. automatically renewable). This includes a supply agreement for all wet stock. The Profit Partnership Plus tenancy agreement offers highly discounted Free Trade Cash and Carry Pricing.

For the duration of the term of the agreement and subsequent agreements if renewed, there are no rent reviews.
