The Boot Room is renowned for being THE supporters pub for both Hull City Football Club and Hull Rugby FC fans, owing to its location - just a 2 minute walk from the KC stadium. On match days, the pub benefits from huge footfall and during the week the pub becomes a popular community venue. Located on a prominent corner position on Anlaby Road, it's distinct external décor its eye catching for passing traffic. Anlaby is a busy area of Hull with plenty of shops, amenities and houses nearby, the pub is just two miles from the town centre.

Trading style

The Boot Room is a wet led community pub, with the majority of its trade being sports related, it is bustling on match days and shows televised sports throughout the week. The Boot Room is also home to a number of pool teams that play in local leagues which helps boost the midweek trade. There is no kitchen on site and as a result no food offer is currently in place, however there may be the opportunity to introduce a simple back bar food solution. Admiral Taverns is looking for an experienced licensee who has run this style of operation previously and would benefit from also being a Hull supporter themselves.

Trade accommodation

The Boot Room has two main trading areas with a large central bar which serves both areas. The lounge is of a good size and has a mixture of fixed and loose seating. The bar area is slightly raised and hosts the pool table. The decoration inside is very much aimed at the sports community with football scarfs and memorabilia adorning the walls and ceilings. The layout inside is spacious allowing for large numbers on match days. Externally there is a good sized drinking terrace which looks out in the direction of stadium and park. This also benefits from having its own licensed bar which is utilised on match days. The pub also has a car park with spaces for up to 30 cars.

Private accomodation

The domestic accommodation is located on the first floor and consists of a large lounge, kitchen, three bedrooms and an office. The accommodation would benefit from redecoration and some minor repairs.
