COMING SOON - Centrally located in the town of Hucknall, the Station Hotel is a traditional pub with 6 large letting rooms, ideally positioned close to the town's tram station. The site is surrounded by both traditional and newly built homes which feature a high proportion community people and present an excellent opportunity for the right operator to build a loyal customer base.
The Station Hotel consists of a large, well-appointed lounge & a traditional tap room bar. It would benefit from a decorative refresh which Star Pubs & Bars can complete in conjunction with the incoming operator. The site currently offers only one Cask Ale, which presents an excellent business opportunity for a cask ale enthusiast to improve and enhance this offer. Star Pubs & Bars offers industry leading training in how to deliver an exceptional Cask offering.
The ideal lessee for this site should be able to demonstrate previous experience running a similar style operation, with catering experience.
Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.
Where a significant investment is made in a pub by Star Pubs & Bars, an "Investment Exemption" will be required. The exemption means that the option of a Market Rent Option lease won't be available at rent review for a period of up to seven years for this site, as per The Pub Code (2016).
The lessee accommodation which is located on the first floor, consists of two bedrooms, a bathroom and a lounge. As part of our promise to you, we will ensure your private accommodation is in good order from day one so that you can focus your energy on getting the business right.
Please be aware that all trading documents inclusive of the full Rent Model, Schedule of Conditions, Schedule of Works, Energy Performance Certificates etc are available directly from the Star Pubs & Bars website.
In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.
