Williams Bar and Lounge is a well loved community pub that is located at the heart of Skegness's busiest tourist spot. The pub has a contemporary yet cosy feel, with an open trading area that's made up of two floors and has space for up to 60 covers. The pubs is known for its fresh, homecooked food and has huge potential to expand the wet side of the business. The pub also boasts a beer garden to its rear that's always full in the summer months.

About the local area

Skegness is a busy seaside town and civil parish on the Lincolnshire coast of the North Sea. It is an extremely popular tourist destination during the summer months, with people travelling to enjoy its long beach, pier and famous Fantasy Island. The pub is perfectly placed to entice both locals and tourists, being ideally located on Lumley Road, the main shopping street in Skegness and less than 50 meters from the Clock Tower on Skegness Grand Parade.

This is the perfect opportunity for a Publican who has experience in catering and operating a large food led business. You will need to be able to provide a varied and flexible offer in order to meet the peak summer demand and maintain custom from locals. Strong local knowledge is also ideal in order to be able to drive the wet side of the business.

About the Agreement

Our Tenancy agreements vary between 3 - 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you've completed the 5-day induction course we'll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (3,000 or 6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Operations Manager.
