Located next to the A38 and the main Cornwall cycle path, this pub benefits from seasonal and tourist trade. The area is being developed with a mixed-use retail and light industrial business park on its doorstep, so a good week time food trade can be developed. The pub has plenty of parking and a good beer garden with a small play area which can be developed. There is an excellent outdoor area that also doubles as the smoking area in the winter. The pub has had a good wet and dry trade and with the right operator would be a successful community pub throughout the year with the benefit of a summer uplift.
The pub will be undergoing a small refurbishment to tidy up the public areas. Ithas one open trading area with 20 covers. A good bar area provides a drinking area without impinging on the food element. In the summer months the outside area can add an additional 30 additional covers or more if required. The site also offerstwo letting rooms for tourist and passers-by. The pub is a classic design and has good access and roadside appeal with mature gardens.
The private accommodation consists of two bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.
About the Local Area
The pub is located on the outskirts of Redruth and has a lot of light industry and retail on its doorstep. Its set adjacent to the A38 providing quick access for travellers. The Cornish cycleway passes directly outside the pub and is roughly halfway on the route providing an ideal stopping point. Nearby are several tourist attractions such as Cornwall Gold and Mining museums.

This would suit a community led person who will work to develop relationships with locals. The ability to provide a food offering is a must, especially in the summer months to attract the tourist trade. With the commercial business and cycle trail next door the ability to offer a caf style business outside of normal trade hours would be something we are looking into. This opportunity would suit a first time operator.
About the Agreement
Our Tenancy agreements vary between 3 - 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have a dedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.
Once you've completed the 5-day induction course we'll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.
Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.
* The calculation of the initial Ingoing Costs assumes a minimum deposit (3,000 or 6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or an Operations Manager.
