The Three Swallows, Cley Next The Sea is a traditional, characterful pub on the North Norfolk Coast with letting rooms which overlooks a pretty village green. Sitting on Holt Road, it's an area popular with walkers ( as it sits on the Norfolk Coastal Path) and day visitors known for its outstanding beauty and they visit to see the windmill, to visit the NWT Cley Marshes Nature Reserve ( known for bird watching) as well as its galleries, shops and places to stay.
The pub is known for serving great pub meals and drinks, offering themed events and offers a fabulous and beautiful traditional beer garden for the warm weather.

Business facilities
This traditional pub offers great facilities with a cosy bar area with seating areas with seating areas surrounding this and open fires making this a welcoming venue for food and drinks all year round. There is also a separate dining area (the pub offers 60 covers)which offers access to the generous sized beer garden which backs on to the village church and is one of the best pub gardens in North Norfolk. The pub also offers seating at the front of the pub, a catering kitchen, three letting rooms in a barn conversion which offer additional income to this business and WiFi. There is no parking, however this can be found locally.

Located on the popular and affluent North Norfolk coastline, Cley is a stunning village known for its NWT Cley Marshes Nature Reserve.
Originally a trading port, Cley is a popular place to visit for wildlife and it's 18th Century windmill, its shingle beach which is popular for sea fishing and St Margaret's Church which was built in the 13th century. The village is also home to shops, small coffee shops and more making it a popular destination for a lovely lunch or evening meal. The surrounding areas have similar villages including Wiverton, Blakeney, Salthouse and Glandford and is within easy driving distance of the market town, Holt.

About the Agreement
Our Tenancy agreements vary between 3 - 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have adedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you've completed the 5-day induction course we'll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (3,000 or 6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or an Operations Manager.
