The Royal Oak is a traditional community pub which sits on a busy through road from Towyn into the seaside town of Rhyl, Wales. It is surrounded by a mixture of small business including, shops, takeaways and a pharmacy and residents in terraced housing in easy walking distance. The pub is known for serving great drinks and live sport and has regular attendance from sports teams for darts and pool. There is also opportunity to develop a simple food offer to compliment the drinks and drive extra business.
Business facilitiesThis pub offers one long bar which allows service to three separate areas including a games area, small central seating area & main seating/lounge area (16 covers). The pub also offers a catering kitchen, Live TV Sports and Wi-Fi.
RefurbishmentWe are looking to do a full internal refurbishment with decorating, flooring and new fixtures & fittings.
AccommodationThe pub offers three bedrooms, a kitchen and lounge.
About the local areaThe pub sits on the outskirts of Rhyl just off the sea front. The town centre is just half a mile away with all the attractions of the seaside town based there. The area is a popular getaway destination with hundreds of tourist caravans are based in Towyn which is a couple of miles out of Rhyl.

About the AgreementOur Tenancy agreements vary between 3 - 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have adedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.
Once you've completed the 5-day induction course we'll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.
Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.
* The calculation of the initial Ingoing Costs assumes a minimum deposit (3,000 or 6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or an Operations Manager.
