Pub Tenancy - Redruth

Looking to run a pub?

The St Day Inn is a well-loved community value pub that has a loyal local following and an active social set-up. Known for its real ale and live sports offer, this is a great opportunity for the right operator.

Business facilities

The trading area at the St Day Inn is split across the pool bar, plus a main bar area and function room that can accommodate 30 covers between them. There's a catering kitchen and the pub provides live TV sports coverage, which is a popular offer. Outside, at the rear of the pub is a smoking solution and a large outside drinking area with built-in seating. The pub also offers 3 car parking spaces.

Accommodation

The domestic accommodation consists of three bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.

About the local area

St Day is a growing village on the edge of Redruth in Cornwall. With a lively local trade, this is a great area in which to live and work. The village is expanding with new housing being constructed and the town of Redruth itself has received major investment recently.

This pub may suit

This pub needs a partnership where the operators are happy to be involved in the local community and work to support the village. Food is a growing aspect of this business and is important both to the future of the pub and to the village.

About the Agreement

Our Tenancy agreements vary between 3 - 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have adedicated Operations Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you've completed the 5-day induction course we'll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (3,000 or 6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or an Operations Manager.
