The Old Ship Inn, Dorset is a beautiful beamed village pub in Upwey, just ten minutes from the popular seaside town of Weymouth. It is in beautiful condition with fresh external decoration.
This pub offers fantastic trading space including a courtyard beer garden with absolutely stunning views, a private car park and generous private living accommodation. The pub is busy throughout the week, both for delicious food and drinks at lunchtime and in the evenings. The pub is currently known for its weekly quiz, Curry Club and is a popular destination for locals to drink on a Friday evening. The pub also has a great reputation across the area for its Sunday roast.

Business facilities
The pub offers excellent trading facilities. The main trading area of the pub is the open plan bar and restaurant.There isseating for up to55 covers that are distributed over three interlinked areas, which are well presented with comfortable seating. The exterior of the pub offers a sun terrace/beer garden with spectacular views of the local area and additional seating for about 26 people. To the rear of the building there is a well-presented function room/skittle alley for local teams. Currently the pub offers free use of this facility to local and known clients driving addition business to the pub. The pub also offers parking for up to 12 cars.

About the local area
Upwey is small village just outside Weymouth and equally close to the busy town of Dorchester. Not far from the Jurassic coast, the area is a popular tourist destination for summer holidays and getaways throughout the year. Families flock to the many holiday parks in nearby Weymouth and throughout Dorset.
There is a strong community that supports The Old Ship Inn and The Royal Standard in this village and the current Publicans recognise the mutual success that both pubs have achieved by working together to drive customers to the village.

We are looking for a Publicans/or a Publican to continue to develop this beautiful and popular pub. You will have catering experience (in offering quality and good value pub classics) with great standards of service as well as the ability to develop lasting community relationships and a real desire to be part of the local community. A great personality, enthusiasm for the area and local knowledge would be of a great benefit to this business.

About the Agreement
Our Tenancy agreements vary between 3 - 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.
You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.
Once you’ve completed the 5-day induction course we'll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.
Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (3,000 or 6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager.
