The Duke of Rothesay, Heysham is an attractive village pub nearby the Port of Heysham in Lancashire. It has a great reputation for well-cooked pub food and live entertainment. It's a popular spot for a drink, delicious meal and is within easy walking distance of residents who frequent the pub.
The pub also offers pool and a lovely beer garden to enjoy summer days with family.

Business facilities
Children's play area, open plan seating allowing different uses (e.g. meals for families and large parties during the day, flexi seating for music fans during live entertainment and karaoke, sports etc). SKY and BT Sports. The pub has a large carpark and offers overnight stops and ferry parking for motorhomes waiting for their vessel's departure.

About the local area
Heysham is a village on the coast of Lancashire with a ferry port with services to Ireland and the Isle of Man, which overlooks Morecambe Bay. It's also within easy reach of Lancaster and Morecambe. It's a charming place with many cottages and offers lovely walks across the Barrows clifftops.
The pub is set in a residential area just moments from the sea and port, and is busy with ferry traffic (commercial as well as private), with the TT Races on the Isle of Man being a huge business opportunity for the pub. The nearby power station staff also frequent the pub. There is also a planned development of The Eden Project for the area and this will drive additional visitors to the local area.

This pub may suit
This pub would suit an operator with a confident personality, who has a good understanding of managing a value food offer, as well as an interest in getting involved in the local community, making the Duke of Rothesay the hub of the area. You will be experienced and able to manage fluctuating food trade (due to the incoming/outgoing ferries) alongside offering a community environment with sports and live entertainment.

About the Contract

Our Tenancy agreements vary between 3 - 5 years and offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you've completed the 5-day induction course we'll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (3,000 or 6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
