Recently refurbished and in perfect condition inside and out, this very attractive thatched community premium pub offers 'quintessential English hostelry' in an Oxfordshire village. The Ben Jonson is known for once being run by Raymond Blanc in his restaurant show and enjoys a prominent position in the village of Weston-on-the-Green near Bicester.

Business Facilities

Painted in a sympathetic colour scheme to compliment the style and age of the building, this thatched pub offers a warm and welcoming ambience, complete with comfy seating and an open log fire in the lounge area. The bar serves a good selection of quality drinks, including cask ales, and there's ample room for 25 covers in this area. The separate restaurant space can cater for a further 30 covers, depending on seating layout, and is served by a fully equipped trade kitchen. Outside, the garden offers a very spacious outside trading area for the summer season, offering additional seating on a paved patio, a children's play area away from the diners and a large lawned area. The car park offers space for 20 vehicles.

Accommodation

The domestic accommodation consists of two bedrooms and a kitchen. Punch will ensure that this accommodation is in good order.

The local area

The village of Weston-on-the-Green lies about 4 miles south-west of Bicester, which is growing rapidly with large scale housing developments and new office space. Bicester's renowned factory outlet also brings bus-loads of tourists to the area on a daily basis. It is also just 9 miles from the historical university city of Oxford, which also attracts a great deal of tourism to the area. The Ben Jonson sits in a prominent position on the B430 road through the village.

The pub may suit

We're ideally looking for strong retailers, who can trade the front of house and back of house with the addition of local part-time and full-time staff. You'll need good food and service skills, demonstrable experience and the ability to achieve consistently high standards.

 

About the Agreement

Our Tenancy agreements vary between 3 - 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day inductioncourse we'll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

 

* The calculation of the initial Ingoing Costs assumes a minimum deposit (3,000 or 6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
