The Smiths Arms, is a beautiful traditional beamed country pub build back in the 1900's in Carlton Village, Stockton on Tees in County Durham with an interesting history as a Blacksmiths. It sits in the village centre and is the main pub for surrounding community and local areas and is nearby Redmarshall and just a short drive from Bishopton.
The pub has had a recent investment with a more modern interior which complements the pubs welcoming traditional features. It has an established reputation and is popular with surrounding residents for great quality pub food alongside a selection of cask ale, gins and whiskeys and offering entertainment.

Business facilities
The pub offers a cosy trading area, serviced by corner bar, and has fixed seating in the surrounding space. It also has a lounge / restaurant room with fixed and loose furniture, suited to dining (for up to 40 covers) which is serviced on the other side of the corner bar and the kitchen. The pub is in good condition following recent investment and has a great outdoor space for the warmer days and evenings with seating and pergolas with funky lighting and climbing plants to the front and rear entrances, making it a really attractive pub to passing trade. This pub has a lovely history as a Blacksmiths Shop which became the dining room and visitors would come along to have horses shod whilst enjoying a drink. It is located in the middle of the village between Stockton & Darlington, on the main route running through and is set back from the road, it is an end terrace which adjoins housing. The area is surrounded by farming and other villages and is also within easy reach of the A1.

About the Agreement

Our Tenancy agreements vary between 3 - 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we'll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (3,000 or 6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
