The Engine Inn, Cornwall is well located just above St Ives and on the main road into Penzance. It commands some of the best views across the Cornish Peninsular and with a large outside area and children's play facilities it's an ideal family pub on ahot summers day. In the winter the pub becomes a classic warm and friendly traditional Cornish pub with three large wood burning stoves adding warmth and comfort. The pub has two lovely letting rooms in the converted stable block to the side of the pub with the views across the country side; perfect for a short break. The pub is well supported by the local community in the winter and they are joined by the tourists in the summer. Food is the big draw and would suit someone from this background as the whole area around St Ives is very popular with foodies!

Business facilities

The trading area is open plan with 25 covers for food in addition to the drinking tables and stools. Built from traditional granite the interior is full of history and local imagery with a unique bar built from old chests of drawers. There are four real ales on at any one time and the pub has hosted real ale festivals and events. There is a large fire in the trading area and an additional two wood burners to make sure that warm winter feeling can be created. Outside is a very large patio area with grass beer garden and children's playground to accommodate busy summer days.

Refurbishment

The pub will have a tasteful refurbishment to enhance and retain the tradition of this pub and enhance the outside area. The kitchen will be in full order and the domestic accommodation will be fully refurbished as will the letting rooms.

About the local area

The pub is located on the road between St Ives and Penzance and has good passing trade as well as many small villages in the immediate area. The route is popular with cyclists, motor bikers and tourists in the summer who enjoy the scenery which can really be appreciated from this pub. St Ives is home to many artists and the Tate gallery with Mount St Michael and Penzance only 15 mins away.

About the Agreement

Our Tenancy agreements vary between 3 - 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we'll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (3,000 or 6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
