Looking to run a pub?

This traditional red brick community mainstream pub is a locals' favourite for enjoying a pint of well-kept cask ale while watching TV sport. Societies meet here too and the beer garden is a draw in summer months. Although this pub is predominantly wet-led at the moment, there's clear potential to develop a good home-cooked menu to help grow existing food sales.

The Grosvenor Arms has separate trading areas, including the main bar and a designated space for playing pool and darts. The trade kitchen can cater for up to 20 covers throughout. Outside, there's a well-maintained beer garden and benches, plus a car park with space for up to 15 vehicles. The pub also provides a smoking solution and free WiFi for customers' use.

The Grosvenor Arms is an attractive looking community mainstream pub on the southern edge of Chester city centre. Situated on the southern bank of the River Dee, the pub is close to Chester Meadows and two university campus locations. It sits in the heart of the Handbridge area of Chester, just a two-minute walk from the old Roman walls around the city centre and a short stroll from the river. The pub is surrounded by residential properties, putting a strong potential customer base on its doorstep.

This would be an ideal opportunity for a couple, where one takes responsibility for the bar while the other prepares a small amount of home-cooked food to add to the predominantly wet sales here.

About the Agreement

Our Tenancy agreements vary between 3 - 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we'll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (3,000 or 6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
