The Argyll & Sutherland has an open plan layout. Inside, it offers a traditional public bar area and a large lounge/restaurant space that's ideally set up to serve lunch and evening meals, while also becoming an entertainment hub at weekends. The catering kitchen can provide up to 60 covers at full capacity. Outside, there's a fantastic beer garden, which is expected to become the go-to place for local drinkers in warmer weather, giving the operator a real boost over summer months. The pub also offers on-site parking for up to 10 vehicles, a smoking solution and free WiFi for customers' use.

About the local area

The Argyll & Sutherland sits on a prominent corner plot on the main A78 road into and out of the town of Greenock, which is set on the banks of the River Clyde and Firth of Clyde about 22 miles west of Glasgow. The pub is a matter of metres away from the Greenock West railway station and also just a short walk from the local college. The town centre is also close. Although it is a mainly residential area, there are also a number of small shops, takeaway outlets and other retail units nearby, which create a small community within this part of the town.

About the Agreement

Our Tenancy agreements vary between 3 - 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we'll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (3,000 or 6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
