Known for its great destination food offer, it also boasts 6 letting rooms, making it ideal for attracting the plentiful tourist trade in this area. The pub operates across separate trading areas, with a public bar, lounge bar and restaurant dining space. There's also a conservatory and a beer garden. The catering kitchen can provide for up to 50 covers throughout and free WiFi is provided.

Aberlady is a coastal village in East Lothian, about 18 miles east of Edinburgh. It's a popular place for tourists to visit, drawn by the coastal scenery as well as an abundance of leisure activities, ranging from equine sports to golf, sailing and windsurfing. Golfers, in particular, are spoilt for choice in this area, with 22 mainly links courses within a 15-minute drive of the pub, including the world's oldest course at Musselburgh and the Open Championship course at Muirfield.

About the Agreement

Our Tenancy agreements vary between 3 - 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we'll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (3,000 or 6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
