Looking to run a pub?

The Mark of Friendship is a community mainstream pub with a lovely traditional feel to it. If controlled well, it could become the music pub in the village, with live music and open mic nights. It also has a pool table and darts boards, so could be an ideal base for all the local teams to play from.

Business facilities

This pub trades from a small corner bar to the left of the entrance, with seating to both the left and the right. There's also a wood burner and a raised area with seating. To the rear of the bar, is the pool room and the toilet facilities. On the ground floor is the cellar and the kitchen, which is currently domestic. Outside, there's a small split-level courtyard area. Free Wi-Fi is provided throughout.

Accommodation

The domestic accommodation consists of two bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.

Refurbishment

Punch are planning a modest investment to cover an internal sparkle and exterior decoration.

About the local area

Millbrook is a small village close to Torpoint, Kingsand and Cawsand on the Rame Head peninsula opposite Plymouth in Devon. It's a busy village with a small supermarket, florist, caf and estate agent. The village has two other pubs and a football club.

This pub may suit

Punch are looking for someone who wants to run a local pub and be part of the community. You willneed to like live music and open mic nights, but also be able to control noise levels as the pub sits in the middle of a row of terrace houses. We're looking for strong ideas about community activities to grow the business.

About the Agreement

Our Tenancy agreements vary between 3 - 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we'll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (3,000 or 6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
