Looking to run a pub

The Farmers Arms is a beautiful Cask Marque food driven destination pub in Wales which is known for great pub food as well as a go to destination for a delicious stand out Sunday lunch. It is in a great location just outside the pretty rural village of St Brides Major, Bridgend. The pub offers great opportunity for an experienced operator ready for a fresh challenge with its delightful views across the countryside and pretty village pond and excellent facilities.

The pub is an attractive farmhouse style building and offers a stylish and welcoming beamed interior with open fires. Its in fabulous condition and ready to trade

Just a few miles from Ogmore on Sea. It also offers a generous car park which makes it a great drive to destination for delicious food and there is also abeer garden and outdoor seating for drinks or lighter bites in the sunshine.

The Farmers Arms offers fabulous facilities all set within a welcoming and stylish interior. The pub has a great open plan trading space with two entrances, from the car park you would enter via the restaurant area (which offers 65 covers), a raised area and a beautiful feature fire place for long winter days and chilly evenings. The front area offers a bar with another welcoming open fire and ample seating for drinking/casual dining. There is a large kitchen to the rear of the pub with the capacity to deliver a good food offer. Externally there is seating around the front and side of the pub too. The pub also offers a large car park (up to 35 cars) beer/gin garden and outdoor seating and WIFI.

This pub sits on the Wick Rd just 10 minutes' drive from Bridgend ( Pen-y-bont ar Ogwr) and 30 minutes from Cardiff, this lovely village pub is the only one in the local area and also just 15 minutes to the M4 and within a couple of miles of the beach at Ogmore-on-Sea and there is plenty of opportunity to attract those across the wider area. The village offersdelightful scenery and there is a local campsite and alongside the residents nearby. Its also not far from the riding and trekking centre.

You will have the personality to welcome locals and those visiting the area. Sunday Lunch is a real opportunity here and will want to be renowned for the best Roast in the area.

You will be engaging and able to build rapport with the locals ensuring that the Farmers Arms is a welcoming spot for evening drinks or to eat.

About the Agreement

Our Tenancy agreements vary between 3 - 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we'll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (3,000 or 6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
