Looking to run a pub?

The Barrow Arms, Barrow-in-Furness is a traditional wet led town centre pub located on Cavendish Street within the popular drinking area. Its situated nearby the town's main retail shops which draw visitors from across the South Lakes. It's a lively, late night pub known for good value drinks and entertainment including DJ's and Karaoke for the locals and would suit an operator with great personality and enthusiasm for offering these events.

Business Facilities

This pub has two entrances into its open plan trading area. There's a small seating area next to the side door is popular for regulars to drink and socialise, the central area has wooden flooring which allows an easy switch from seating area to a dance floor on busy weekends. The bar servery is centrally located which allows supervision of the majority of the trading floor. There is also a small raised area, with seating during the week, which is also ideal space for DJ or entertainer. The decor is in good condition, with the trading area having been refurbished in the summer of 2018. This pub has no kitchen, however there may be opportunity to introduce a very simple food offer in the future.

Barrow-in-Furness is a coastal town in Cumbria, which is also close to Lancashire and Merseyside. Its on the seafront and known for being nearby the Sellafield Plant which is the main employer across the area.

The town centre has plenty of branded shops and facilities drawing visitors locally and from further afield and serves as a hub for the coastal part of the South Lakes.

This pub may suit

This would suit an operator thats very experienced in running value-end pubs, with traditional entertainment such as karaoke. You will have a strong personality and be used to working in a town centre pub and lively environment. Experience in simple food may be an advantage as there is opportunity to offer this in the future.

About the Agreement

Our Tenancy agreements vary between 3 - 5 years and offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we'll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (3,000 or 6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
