Looking to run a pub?

The Ship is a lovely traditional grade 2 listed drive to food and cask marque pub in the small village of West Hanningfield. It is close by a village school in a rural area, nearby Hanningfield reservoir and between Chelmsford, Rettendon, East Hanningfield and Stock in Essex. This has been a destination food pub for some years and is a great opportunity for an operator to bring a great food offer to the area.

Business facilities

As you enter the pub you will see the main bar a with a pool area ideal for locals to have a drink to the right. There is also a cosy lounge bar in the middle and a raised restaurant area (28 covers) to the left of the pub. There is some outside seating in a front beer garden and also some seating at the back. The pub has large car park (up to 32 cars) to the side. The facilities include a good-sized commercial kitchen and decent accommodation to the first floor. The pub offers a smoking solution and WIFI.

Refurbishment

We will be looking to develop the property in the near future with an upgrade to both internal and external decorations and features and potentially a restaurant extension to provide additional covers to the rear of the building to increase the food and wet trade all year round. This will be subject to planning.

About the local area

Chelmsford the county town of Essex is just 5 miles away, while the small affluent local town of Stock is just 1 mile distance and there are some other surrounding villages including East and South Hanningfield. The village has a local school, Hairdressers and Village hall and is within easy driving distance from the surrounding areas. It's a lovely getaway spot for food and drinks with friends or family.

About the Agreement

Our Tenancy agreements vary between 3 - 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we'll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (3,000 or 6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
