The Starting Gate is a community pub situated on the edge of a large retail estate on the outskirts of Newbury, Berkshire. Positioned just to the side of a main roadthe pubhas great visibility with lots of passers-by. Thepubis well known locally and shares its large car park with a newly built, busy supermarket. Currently trading under our concept of a 'Mighty Local' with a strong community and sports focus, the pub offers our great value pub classics menu which has grown the business and its sales. The Pub also has a strong focus on live sky Sports and local sports teams and is available on a Retail contract.Both the interior and exterior are in great condition due to recent investment.

Business facilities

The trading area splits into two, when entering the pub there is a large bar with live sports screens to the right. There is a pool table in this area and is used for drinking and socialising with friends.

On the left there is a large restaurant area (for up to 50 covers), which has plenty of space to serve great everyday food and Sunday lunches from the Catering Kitchen.

At the back of the pub there is a raised darts area and large TV. The car park hasspacefor up to 30 cars and there is also a beer garden to be enjoyed during the warmer months. There will also be the addition of a new smoking solution. The Pub also has WIFI.

Accommodation

The domestic accommodation includes three bedrooms which are of a good standard, there is also a private lounge and kitchen.

The local area

Newbury is an affluent market town in Berkshire, just 25 miles from Oxford and 20 miles from Reading. The Starting Gate is in Speen, a suburb of West Newbury. The area is easily accessible from Reading, Bracknell, Maidenhead and Slough. Alongside the local town of Thatcham Newbury.

Newbury has many attractions including high street shopping, nightlife and it's also the home of Highclere Castle famous for Downton Abbey. The town also has an active art and theatre scene, horse racing and plenty of walks and beautiful scenery.

This pub may suit

This pub might suit a first time publican or an operator or a couple experienced in running a community pub, with an understanding of the food side of the business. You will be able to integrate into the community and use the local communities' interests and activities to your advantage. Knowledge of the local area would also be of benefit, or experience of running a business in a similar type of area. You will also be keen to work in a retail environment and know how to develop this to grow the business.

* The calculation of the initial ingoing costs assumes a minimum deposit (3,000 or 5,000) plus legal fees. The subsequent deposit build up can be paid over the term of the contract and up to 100 per week. This can be discussed with the Punch Development Manager
