The Bay Horse Inn, Hatfield is an attractive traditional community pub known for serving good homemade food and a Sunday lunches. The site has lots of old features making it a welcoming local pub and a small newly invested courtyard garden that overlooks St Lawrence Church. There are a few surrounding villages across the area and the small town of Stainforth.

Business Facilities

The pub has a small and cosy bar area that then leads straight into a main bar/ dining area (45 covers). The pub has a unique traditional pub interior which retains many of its old features. There is a kitchen, car park for 4 cars and a Beer Garden for the warmer weather. The pub also has three letting rooms which provide extra income for the business.

Your domestic accommodation will include two bedrooms, a kitchen and lounge.

About the local area

The pub is situated on the Hatfield, a borough of Doncaster the area sits within easy drive of the junction of the M18 and M180 making it a popular place for commuters and as a drive to destination. There are a couple of other pubs and a Chinese within the local area and there are also several small businesses including a post office and residential properties in walking distance. It's a reasonably busy through road with passing traffic.

This pub may suit

The ideal operator would need to be someone who has passion and experience in running a larger food business either in a managerial role or maybe a chef/catering background. You will be great at maintaining standards and service and building friendly relationships with the locals.

About the Agreement

Our Tenancy agreements vary between 3 - 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we'll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (3,000 or 6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
