Looking to run a pub?

We're planning significant investment and modernisation to transform the Wellington into a great high street mainstream pub. A consistent food offer and great Cask Marque accredited beers, complemented by an extended wines/spirits range, will help it attract new customers. A new 'secret' courtyard garden will compliment its beautiful upgraded interior and will offer a great place to relax with friends and the Wellington will be the local go-to place to watch sport, with great audiovisual provision and visibility.

Refurbishment

The Wellington is about to benefit from complete refurbishment, including the introduction of a new courtyard garden to the rear of the pub.

Business facilities

The Wellington is a traditional-looking pub that's about to undergo complete refurbishment. A new trade kitchen will open onto a casual dining area and the well-stocked bar will be at the heart of the pub. An additional seating area to rear of the pub will lead out to a covered patio space and into a brand new 'secret' courtyard garden. There will be dedicated areas for watching live TV sport, as well as quieter drinking and dining spaces. Free WiFi will be provided throughout.

Accommodation

The domestic accommodation consists of three bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.

The local area

Borehamwood is an increasingly popular town for families and city professionals alike, commuting into London. Although only 25 minutes from King's Cross St Pancras by train, this south Hertfordshire town has a suburban atmosphere with quiet residential streets, attractive starter properties and newly built apartments. Not far from Watford, it retains a strong community feel despite its burgeoning population, with plenty of shops and cafes on the high street, good schools and a lively local nightlife.

This pub may suit

We're ideally looking for a publican with local knowledge, who's enthusiastic about sport and has the ability and personality to engage with regulars and the local communityand to grow the business with new/lapsed customers. Could suit a first-time operator, who will be guided by Punch.

About the Contract

Our retail contract is a fantastic way to run a pub on a self-employed basis, but have the comfort and support of knowing that we are right beside you to guide you through this business venture

You'll have the peace of mind knowing that the fixed costs associated with running a small business are not yours. Leaving you free to focus entirely on delivering a great retail offer to drive sales and profit.

* The calculation of the initial ingoing costs assumes a minimum deposit (3,000 or 5,000) plus legal fees. The subsequent deposit build up can be paid over the term of the contract and up to 100 per week. This can be discussed with the Punch Development Manager
