The Lamb Inn is a country pub with a multifaceted offer that should appeal to a variety of customer groups; it trades robustly and has a degree of seasonality which brings additional business during the spring and summer months. Over the years, this people-focused dining pub's reputation for home-cooked food has seen customers travel from outlying villages and beyond to visit, but standards must be of sufficient quality to merit the trip. First and foremost, you'll need to get your team focused on delivering an experience that customers will be raving about and ensuring the pub's food really has the 'wow' factor. Then success will surely follow.

Business facilities

The Lamb is a large-scale pub with a public and lounge bar where drinkers and casual diners can relax, plus an open and inviting dining area and a bright conservatory overlooking the expansive beer garden. There's also a separate space for functions and the catering kitchen is equipped to deal with around 130 covers in total. The pub offers free WiFi and is Cask Marque certified. Pool players are taken care of with a table with room to manoeuvre, and there's also a dart board and big screen TV. Families are welcome here, and there's an indoor play area as well as outdoor play equipment, plus a huge, safe space for kids to run around in. This sometimes features the added attraction of a bouncy castle on family fun days. The car park has space for 65 vehicles, and the pub also offers a smoking solution.

Accommodation

The domestic accommodation consists of two bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.

About the local area

The pub is located on a busy road, about a mile from the pretty market town of Newport and 35 minutes' drive from Shrewsbury, Telford and Wolverhampton. Edgmond is the largest parish in Telford and Wrekin, with close to 2,000 residents - including those from the other villages that make up the parish. Community is strong here, with St Peter's Church hosting an annual event where the congregation links arms around the church. Nearby Newport is also a thriving place with a variety of independent shops, covered and street markets, and a large Waitrose. It hosts an annual festival and is the heart of local life for residents of a number of outlying villages.

About the Agreement

Our Tenancy agreements vary between 3 - 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you've completed the 5-day induction course we'll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (3,000 or 6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
