The Lion is a local community mainstream pub with an emphasis both on food and sport. Benefiting from major investment over the past couple of years, it's in great condition and pulls in the crowds for watching live TV sport and for its current twice weekly carvery. There's capacity to grow the food offer here and to also add premium gins to the mainstream drinks offer to enhance peak weekend trading.

Business facilities

The Lion is an open plan trading operation, with large screen TVs for sports viewing, a pool table and free WiFi supplementing the facilities offered throughout the main drinking and dining areas. The pub currently offers lots of activities throughout the week and the capacity to provide entertainment really enhances its trading potential. Outside, there are patio areas to both sides of the pub, a smoking solution and a car park with space for up to 20 vehicles.

Accommodation

Your domestic accommodation wouldconsist of three bedrooms, a kitchen and a lounge. Punch will ensure that this accommodation is in good order.

About the local area

The Lion is situated on the outskirts of Wellington in Shropshire, within easy walking distance of the centre of this proud and lively market town. Its position on the busy Whitchurch Road means it enjoys plenty of passing trade from both pedestrians and motorists. The pub is surrounded by residential housing, with other businesses and The Princess Royal Hospital also nearby. Wellington is just a few miles from the centre of Telford and also sits in the shadow of Shropshire's famous Wrekin, which brings plenty of tourists and walkers to the town. The M54 is very close by, heading to Shrewsbury and North Wales in one direction and Stafford and Birmingham in the other.

You'll ideally know the area and be able to tap into the local mindset to drive footfall. Having an interest in sport would be an advantage and adding a food offer here will help increase overall turnover. About the Agreement

Our Tenancy agreements vary between 3 - 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we'll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

* The calculation of the initial Ingoing Costs assumes a minimum deposit (3,000 or 6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
