East Barkwith has a population of just under 400 people and lies on the gateway to the Lincolnshire Wolds (designated an area of natural beauty). The 12th Century Grade 2 listed parish church is opposite the pub. Local children attend a primary school in Wragby and secondary school in Louth – there are frequent buses to each location. In addition to the Cross Roads, the village has a Hall, a park, and is also a focal point for walkers, with 5 historic walks starting from the pub. Roadside signs in each direction advertise the Cross Roads on entering the village.

Internally there is a main bar with 26 covers and an open fire, as well as a separate games room with a pool table, which leads out onto the beer patio with smokers’ umbrella. The bar servery has 3 hand pulls and well stocked bottle fridges. The small restaurant/dining room has 10 covers and an open fire. There is a large, fully equipped catering kitchen with a separate food preparation area. The pub benefits from Wi-Fi and a coffee machine. There is a separate entrance hallway from the main road, as well as access from the rear car park. The large grassed beer garden to the rear of the pub is a tranquil sunny location which is safe for children.

The cost of taking the pub on is £6,978.00, plus stock at valuation, valuation fees and working capital.
