You must have experience in a similar environment with the knowledge and confidence to deliver the role described below combined with a passion for delivering exceptional service through your team.

As Maintenance Manager you will:

Strike the right balance to be both proactive and reactive in managing all aspects of hotel maintenance, ensuring guest privacy at all times. Lead, motivate and monitor a small team to ensure the efficient and safe operation of all plant and equipment.  Deliver an agreed level of service in the upkeep of the internal and external fabric of the hotel.  Coordinate the activities of 3rd party contractors, as applicable.

·         Have a thorough knowledge of all plant and equipment in the hotel and maintain these in efficient working order by following routine maintenance procedures.

·         Adopt a proactive approach by carrying out a regular property walk of the hotel and grounds to ensure potential problems are dealt with promptly.

·         Carry out short term (reactive) maintenance work e.g. repairs affecting guest bedrooms, public areas and services as a matter of urgency but adhering to all safety procedures and causing minimum disruption to guests.

·         Ensure that front of house is to be kept clean and well presented at all times

·         Have knowledge of and operate hotel security and emergency procedures.

·         Deal with complaints/problems politely, positively and professionally making every effort to resolve them.  If you are unable to resolve them refer this to the Deputy General Manager but, in any case, advise full details to your General Manager at the first opportunity.

·         Liaise daily with all departments and deal appropriately with any maintenance issues raised, giving priority to those issues which compromise Health & Safety or security.

·         Liaise productively with contractors and suppliers to ensure the most cost effective outcomes for the business.

·         Liaise with contractors to ensure that Permits to Work e.g. Hot works permits are completed in compliance with Company Health & Safety Policy. Act as Clerk of Works to regulate work carried out by contractors.

·         Carry out work on ad hoc projects using your skills and knowledge to ensure the most efficient and effective outcome for the hotel.

·         Use, operate and store all tools, equipment and materials including chemicals safely and securely to comply with statutory regulations e.g. COSHH

·         Respond to call outs in line with rota/business needs.

·         Carry out checks of maintenance materials at least weekly, keeping stock levels to the minimum necessary to maintain continuity of service.

Maintain operational standards to the highest possible level in respect of service, hygiene, health and safety and ensure that there is minimal wastage. Assist in the production of budgets for the Department by providing accurate information. Develop, implement and maintain procedures to monitor energy costs and liaise with Central Office Purchasing to ensure that the most economical rates are obtained. Implement and manage the Brand Standard Maintenance Planner and develop it as statutory and critical business needs dictate Procure maintenance materials and external services at competitive rates. Ensure the profitability of the department, keeping stock levels, wages/costs and expenditure within budget through forward planning Agree, in consultation with the General Manager, levels of staff and competencies needed to provide the necessary skills to efficiently and effectively run the daily operation of the maintenance department. Develop, manage, coach and train members of the Team especially in required quality standards in compliance with the Company’s Health & Safety Policy/Emergency Procedures and to meet statutory obligations. Develop good working relationships with external contractors. Welcome and facilitate business and organisational changes.
