Pub Overview

Beautiful historic pub that holds a prominent position within the "city village" of Jesmond. The Punchbowl is a striking, stone built pub situated within walking distance from local businesses and redeveloped flats and housing.

The pub is located on the main road from the city of Newcastle out to Whitley Bay. The area is made up of great demographics, young professionals and career couples flock to this area of Newcastle to set up home and enjoy the city and village lifestyle all in one.

In order to capitalize on the strong passing trade, the external fabric of the building will be refurbished and redecorated and a new signage and lighting scheme installed. Internally, the pub will be remodelled to create a modern, free flowing casual drinking and dining space.

Applicants should be aware that refurbishment details are yet to be finalised and accordingly, commercial terms along including the rent and ingoings are subject to review and sign off. We require an operator who can demonstrate a proven track record within the licensed trade who can work with us to allow this pub to achieve its full potential.

*Please be aware there are strict minimum funding requirements due to the scale of refurbishment proposed, any applicant who has less that £40,000 in available funds will not be considered.*

Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.

Where a significant investment is made in a pub by Star Pubs & Bars, an "Investment Exemption" will be required. The exemption means that the option of a Market Rent Option lease won't be available at rent review for a period of up to seven years for this site, as per The Pub Code (2016).

Private Accommodation

The private accommodation at pub consists of three bedrooms, lounge, kitchen & dining room and bathroom and where required there will be appropriate works carried out in line with the Star Pubs & Bars Ready to Trade promise.
