Trading Area and Private Accommodation
The main trading area is open plan with separate zones for dining and drinking. There is one central servery which caters for all the areas. The bar zone includes a pool table and is a great space for meeting friends. The dining area has three interactive TVs which appeal to families and there is an additional mid-height socialising area to relax with friends. The Greenside is in a good condition and benefits from a small beer garden with a childrens play space.
The private accommodation compromises three bedrooms (two double and one single), a lounge, a kitchen and a bathroom. The office is on the first floor within the flat.
Local Area and Customer Base
The area around the pub is primarily residential. There is a popular school across the road and a new housing estate being built adjacent to the pub.
The Greenside currently attracts a mixed customer base with a good community following from local drinkers, families and couples. There is scope to further develop the team base and also to make the pub the place to be for customers who want to enjoy a big weekend night out. Holding events at the pub would provide additional reasons to visit.
The pub currently trades at around £10,000 per week with an 80/20 wet/dry split. There is potential to increase sales by engaging with the local community and creating events that will entice new customers and encourage repeat visits.
This Greenside would suit a hands-on operator who enjoys being at the heart of the community and prioritises atmosphere and fun for their customers.
To be successful in this role you will need to have experience of running a successful pub business, with a proven track record in implementing profit-driving sales ideas. You will be passionate about the industry and up for the challenge of being the driving force behind a community based pub, developing the business through your experience and knowledge. In addition to these skills you will need:
- A Personal Licence
- Experience of managing and developing a team
- High operational standards
- Experience of taking full responsibility for profit and loss
- Good organisation and communication skills
- The ability to organise a range of community based activities and events such as charity nights and pub team games
