Our community pubs are famous for their commitment to being at the heart of the local community. Each pub has an offer developed with its customers in mind, whether that’s a great food menu, an exciting range of drinks, regular events or live sports. Our community pubs focus on the needs of local people, ensuring they have a great experience every time they visit.

The Gough Arms is a large community pub in the West Bromwich area. A substantial investment is planned for this business and this presents the new General Manager with many opportunities.

Trading Area and Private Accommodation
The Gough Arms currently operates the Marston’s Heritage menu.  There are plans to carry out a large refurbishment (to the value of £200k) and convert the pub into an Urban concept pub.  The Gough Arms has a large trading area with in excess of 120 covers.  Currently the pub is not zoned but this will be part of the capex plan.  There is a large beer garden to the rear of the pub which attracts the families from the surrounding homes.

The spacious private accommodation boasts a kitchen, a bathroom, a living room, an office and four good-size bedrooms.

Local Area and Customer Base
The Gough Arms is situated in the Hill Top area of West Bromwich and is surrounded by a large number of houses which in the main are council properties.  It is situated approximately one mile from the centre of West Bromwich.   The popular Dartmouth Park is also conveniently located nearby.

The Gough Arms runs a successful quiz night on Thursdays and benefits from a number of regular visitors from the local care homes. The pub has also got a good reputation for hosting funeral wakes.  There is an opportunity for more activities to be held there and for local teams and groups to be enticed to use the pub.

Business Potential
The Gough Arms trades at around £12,000 per week and should be able to achieve £14,500 per week post-capex with a 55/45 wet/dry mix.  Food sales account for just under 50% of the turnover and following the project there are clearly opportunities to drive the wet side of the business as well as retaining the strong food element. The business has a well-established reputation, making this a great opportunity for the right General Manager.

The successful candidate needs to have ambition and the confidence to re-open a pub after a large capex project.  They must be able to mix with the local community and have a passion for cask beer.  Food experience is essential.

Person requirements
To be successful in this role you will need to have experience of running a successful pub business, with a proven track record in implementing profit-driving sales ideas. You will be passionate about the industry and up for the challenge of being the driving force behind a community based pub, developing the business through your experience and knowledge. In addition to these skills you will need:

•  A Personal Licence
