The Attleborough Arms is a traditional community pub which operates our popular Heritage menu.

Our community pubs are famous for their commitment to being at the heart of the local community. Each pub has an offer developed with its customers in mind, whether that’s a great food menu, an exciting range of drinks, regular events or live sports. Our community pubs focus on the needs of local people, ensuring they have a great experience every time they visit.

Trading Area and Private Accommodation

The Attleborough Arms is a traditional pub in immaculate condition. It consists of one large trading area which includes both bar areas and casual dining space with up to 140 covers. There is large customer car park and a highly visible stylish patio area which is well used during the summer months.

The private living accommodation has three bedrooms, a kitchen, a bathroom, a living room and benefits from a separate office downstairs.

Customer Base and the Local Area

This pub is the hub of the local community and is the place to be of a weekend as it is renowned for live bands on a Friday evening. The pub currently has one crib team but could easily attract new teams. There is also an opportunity to develop a regular quiz night at the pub. Driving the food sales and our popular Heritage menu would increase dry sales and attract more diners.

The Attleborough Arms is situated within a mile of Nuneaton town centre and the pub is situated in very residential area. There are a number of business and retail parks close by.

Business Potential

The Attleborough Arms is the top performing business within the managed community pub estate. It is currently trading at over £20,000 per week, of which £4,000 is food sales. We believe there is an excellent opportunity to develop the daytime offer and grow the food side of the business.

Person requirements

To be successful in this role you will need to have experience of running a successful pub business, with a proven track record in implementing profit-driving sales ideas. You will be passionate about the industry and up for the challenge of being the driving force behind a community based pub, developing the business through your experience and knowledge. In addition to these skills you will need:


•  A Personal Licence

•  Experience of managing and developing a team

•  High operational standards

•  Experience of taking full responsibility for profit and loss

•  Good organisation and communication skills

•  The ability to organise a range of community based activities and events such as charity nights and pub team games
